I was the agent for the sellers. I sold this townhome to the sellers over 22 years ago as their buyer’s agent! So we go WAYYYY back! They were ready to buy a larger home and sell this one. The timing was interesting to say the least. When they bought the larger home, the market was red hot and there was a lot of competition among buyers. I sold them the larger home. They moved into the larger home and prepped the townhome for sale. And, in that relatively short period of time, the market started to change. Not only the market started to change, but a few other townhomes in the same community, and with the same or similar floor plan popped up for sale and became our competition.
This community and neighborhood is typically hot because the area and schools are very desirable. However, the timing with other listings popping up and the market becoming more unpredictable made for some challenges.
This townhome did not sell as quickly as anticipated, or at the price we initially expected, but thankfully, we did end up getting a buyer. Due to the market conditions, the buyer was able to lock in this home for under the listed price and was even able to have a loan contingency in place. Typically the market is competitive and buyers pay over the listed price and waive all contingencies, however when the market is not so hot, buyers have more opportunity to negotiate price and terms.
The transaction itself was very smooth and seamless. And, a very nice family bought the home, which is always comforting. I will say that many buyers buying in the current market are able to lock in a home that normally would be much harder, or maybe not even possible, when the market is more ‘normal’ in the Bay Area. The current market is giving buyers an opportunity to buy homes that may not otherwise be obtainable. It is a good time to buy.
